🏫 💦 Miami Real Estate just got liquid
Before we dive in, I have a quick question for you:
What city is home to the crypto capital of the world, the HQ of Security Token Market, and liquid real estate?
If you answered Miami, you are a freakin' genius!
You are probably intrigued by what I meant by 'liquid real estate.'
I'm glad you are because this is something I am super excited about!
I'm talking about THesis Hotel Miami, right in Coral Gables, FL.
This property is a newly constructed and developed by Nolan Reynold's International (NRI) with 770,000 SF expansive mixed-use development comprised of:
THesis Residences with 204 residential apartments and a complementing hotel with 245 rooms.
Nestled between the ground floor, is an open-air inviting public space surrounded by retail that bolsters 8,000 square feet of meeting spaces and three owned restaurants: Mamey, Mamey on Third, and Orno.
The residential units are 99% leased as of June 2021 and the Hotel has become a strong partner for the University of Miami in both transient, group, and academic business.
In July of 2021, they launched a Reg D 506(c) offering (which means they can raise solely from US accredited investors and market the offering as well) of up to $85M.
When an offering leverages the Reg D 506(c) exemption, it means once the offering closes it will take 12 months before the token is available to trade.
Well, it just so happens It's been more than 12 months, and it looks like NRI has chosen a provider that I personally haven't heard from in a long time.
Initially, they said they would leverage a secondary marketplace like INX, Securitize, or tZERO, but ended up choosing Templum Markets.
According to sources, "the security token is programmatically tied to XDEX, a private restricted access enterprise second layer distributed ledger blockchain platform operated by the Transfer Agent that functions as an independent system of record and audit network designed to increase the accuracy, function, and compliance of the layer one public network."
In other words, due to the fact that in the US a fully blockchain-native marketplace is not permitted, secondary trading venues are still required to record all transfers via a 3rd party/transfer agent.
I am excited to see the first token trading on Templum and one that is close to home too.
